Property Condition Assessment (PCA) Services
MARTIN & ASSOCIATES ENVIRONMENTAL SERVICES, INC. specializes in services geared to lending institutions and investors. Services are designed to provide technical assistance during new construction and renovation as well as prior to acquisition or refinancing of existing property.
ACQUISITION OR REFINANCE SERVICES
- Property Inspections - Perform a due diligence survey of the property for the purpose of evaluating the existing condition of the building systems, including related site improvements.
- Mechanical Review - Review the various mechanical systems including, but not limited to, HVAC, plumbing and electric with emphasis on energy efficiency and overall design acceptability.
- Budget Estimates - Prepare budget estimates for the repair of items identified as deferred maintenance/functional obsolescence including both immediate remedial work and periodic repairs of deferred items.
- Follow-up Inspections - Upon closing we will provide follow-up inspections for the purpose of escrow release and/or monitoring the build-out of unfinished spaces.
- Municipal Surveys - Conduct surveys of the various municipal agencies to confirm zoning compliance, building department acceptance, local planning department compliance and effects of future public work projects.
- Feasibility Studies - Development of feasibility studies based upon existing zoning, permitted uses, utility requirements, and environmental restrictions.
